A Self-Catering Holiday Cottage at Rhosesmor in North Wales
The Coach House is a converted stone built cottage.
The conversion was carried out in compliance with Building and Planning Requirements around 1990.
The Lounge is directly accessed from the outside via a step and a draft excluder with two rises of about 5cm and 2 cm respectively. Once inside the Kitchen-Dining area is accessed to the right via two fully glazed doors, centre opening doors with small brass pull handles.
The accommodation is on two floors. The ground floor has the Lounge and Kitchen/Dining areas. The first floor has the Bathroom and two Bedrooms off a carpeted landing. The first floor can only be accessed via the staircase.
The first floor is connected from the open plan Lounge via a staircase of 10 steps and consisting of two flights with a right turn on the intermediate landing. There is a single handrail on the right when ascending. The stair treads are of plain, varnished, wood with no other covering. The ground floor is quarry tiled throughout and the first floor is carpeted except for the bathroom.
There is not a lot of space for someone who requires to use a wheelchair and access to the property would be difficult as a reasonable degree of mobility is required to access and safely use the property.
There is a large, sharply cornered, wood burning stove in the body of the lounge. Although this is a standard available stove, this could present a potential hazard both from collision and heat perspectives.
The kitchen uses standard electrical appliances, and eye level cupboards hold the crockery and some utensils.
There is a twin bed and two single beds of standard divan construction on castors. There are bedside tables with standard bedside switched lamps. The bedrooms are large.
The bathroom is compact and with a tiled floor. There are no hand rails or grab bars. There is a small bath with an over bath shower on a thermostatically controlled mixer. The toilet is a standard design.
Note: The hot water is HOT.
Internal light levels are reasonable to good in daylight and electric light switches are at waist height.
Externally there is a grassed area with a brick constructed barbeque area.
The nearest towns are Mold and Holywell both being about 5 miles away. There is an infrequent bus service to both. Both towns have shops and cottage hospitals with modest A&E facilities. Nearest railway station is Flint. Mobile phone reception is poor to non-existent.
